A $500,000 APPRAISAL GAP. A DEAL THAT STILL CLOSED.

A $2.5 million transaction was on the line when two separate appraisals valued the property at just $2 million, creating a $500,000 valuation gap that threatened the deal.

Drawing on decades of appraisal and mortgage experience, Steve Prince carefully reviewed both appraisal reports, identified significant valuation issues, and prepared detailed supporting documentation and market data demonstrating why the property supported a higher value.

Two new appraisals were ordered. John Tolliver personally met the appraisers at the property and provided the supporting documentation Steve had prepared, ensuring they had the relevant market information and property details necessary to conduct their own independent evaluations.

Both appraisers independently concluded the property supported the $2.5 million value.

The transaction closed.
