THE CHALLENGE

A LIMITED BUYER POOL. PRESSURE TO LOWER THE PRICE.

The seller inherited the property following her father’s passing.

Located in The Polo Club in Boca Raton, the home came with an important consideration: purchasing in the community required joining the country club and assuming the associated membership costs.

That narrowed the buyer pool and meant the property could require more time and patience to sell.

During the listing, a prominent neighborhood specialist showed the home to several buyers and told Steve the property was $95,000 overpriced.

She pushed for a lower price.

Steve disagreed.

Rather than reducing the price simply because another agent recommended it, he continued marketing the home and stayed with the strategy.

THE STRATEGY

KNOW WHEN TO ADJUST — AND WHEN TO STAY THE COURSE.

From the beginning, Steve explained that the home’s smaller buyer pool could mean a longer marketing period.

The important distinction was understanding whether the property truly needed a lower price or simply needed more exposure to the right buyer.

Despite pressure from a neighborhood specialist to reduce the price by $95,000, Steve believed the property’s value supported a stronger position.

He continued marketing the home.

The neighborhood specialist who advocated for the lower valuation did not ultimately produce the successful buyer.

Steve personally showed the property to the buyers who eventually purchased it.

Those buyers retained their own real estate agent, who subsequently prepared their offer.

THE HOME SOLD FOR MORE THAN THE LOWER VALUATION IMPLIED.

The property ultimately sold for 92% of the asking price — approximately $60,000 more than the price implied by the neighborhood specialist’s assessment.
For the seller, the outcome validated the decision to look beyond neighborhood familiarity when choosing representation.
The difference was not simply knowing the community. It was knowing how to evaluate the property, understand the buyer pool, and recognize when patience was more appropriate than a price reduction.
